Recent Transformations
Sliding Gate Off Its Track in Clairemont

The gate had jumped the track and was dragging against the concrete, scoring a groove about four feet long. We pulled the gate back, inspected the rollers, and found two worn bearings on the rear truck assembly. Replaced both, reset the gate on the rail, and adjusted the guide rollers so it rolls quiet again. The scrape marks stayed, but the gate moves smooth, and that’s what the homeowner actually cared about.
LiftMaster Gate Opener Not Responding in Rancho Peñasquitos

No click, no hum, nothing when the remote or keypad was pressed. We traced power to the board and confirmed the transformer was fine, which pointed to a dead control board. Swapped in a new LiftMaster board, reprogrammed the remotes and the keypad, and tested the safety reverse before we left. The opener came back to life, and the homeowner didn’t have to replace a unit that was only four years old.
Bent Gate Hinge on a Wrought Iron Pedestrian Gate in North Park

The gate sagged about two inches at the latch side and wouldn’t close without a shove. A heavy swing had bent the top hinge barrel and cracked the weld at the post. We straightened the hinge, re-welded the post bracket, and added a steel shim behind the lower hinge so the gate hangs square. Latch lines up dead center now.
FAAC Hydraulic Operator Leaking Fluid in Scripps Ranch

Oil was pooling under the operator housing and the gate was moving slower every week. We opened the unit, found the shaft seal had failed, and replaced the seal along with the bypass valve O-rings while we were in there. Refilled the hydraulic fluid, bled the system, and cycled the gate a dozen times to confirm no seepage. Full-speed operation, dry housing.
Ghost Controls Keypad Dead at the Pedestrian Gate in La Mesa

The keypad wasn’t registering any button presses, and the homeowner had been letting people in through the house for a week. We tested voltage at the keypad and found it receiving power, so the board inside the keypad itself had given up. Installed a new Ghost Controls keypad, paired it with the existing receiver, and set a fresh entry code. Took about forty minutes.
Solar Gate Opener Battery Failing in Alpine

The gate worked fine on sunny afternoons and died by morning. Classic dying battery: the solar panel was charging, but the battery couldn’t hold the charge overnight. We swapped in a new deep-cycle battery, checked the charge controller, and confirmed the panel was still putting out proper voltage. The gate cycles reliably now, even after a cloudy stretch.
